questions for my sisters new house
ok - my sister doesnt seem to want to do any online research so i would like to find out...
a. would you buy a house if you have no savings but if you could get a 100% loan?
b. would you buy a house without a garden or jacuzzi type tub?
c. right now they are getting the house with no back deck, only a concrete slab.. does this make sense to do?
d. she has good credit, he has horrible credit, she is going to buy it in her name.. what do you think of this?
im very concerned (tho im trying not to care) -- that they have these issues and are not even married.

Allen, all these questions are moot, because we both know your sister is going to do what she wants to do. It doesn't matter what you think or I think or anyone else here thinks. Sis has to make this decision and live with it.

I would LOVE to buy a house with a garden or jacuzzi type tub, or install one here, but its not going to happen.
I have a concrete slab instead of a deck/porch. We call it a "patio".
But, yeah, I have to agree with Jaybird. Shes gonna do what she wants, so you may as well sit back and watch.

I would buy a house without a garden or jacuzzi type tub because that doesn't interest me anyway. I think they could always add a deck later if they wanted one.

yea i tried - she asked me about a financing choice - i explained she has no money, no cc's and her boyfriend has crap credit

If it is in her name and not his,
and they are not married,
it will be HER house, not his.
You could offer to help build a deck with a jacuzzi
for your sister.
My cement slab is called a patio, actually there are
these big 2 ft by 2 ft decorative bricks.
Like Jaybird says, She'll do what she will do.
As long as the bad credit BF has no name
on the house, it will be only sister's home.

I don't know if I would buy a house w/o having any savings. I've always heard that you should get a house that one partner could afford w/only 2 weeks salary. That way if something happens to one of them, the other one will be able to keep up the payments w/o a problem.
I would not buy a house w/o a large tub if I had to have one, and couldn't afford to put one in later. If your sister wants one and has no savings, I don't know if she should get a house w/o one in it unless it's not an important issue. She has to be totally happy with her house afterall. Personally there are a lot of things I wouldn't buy a house w/o.
I have a "patio" out the side door too.
I like it (it's where I go to smoke
) so I'd buy a house w/one.
About the credit - I would put it in my name if I could afford it by myself.
