    I guess people dont want to actually SELL their homes

    The saga of my attempted move continues... I put in an offer on a house last week. We could not come to terms as the sellers would not budge on their over priced house. They counter offered at $1,000 less than their asking price!!! I felt the house was overpriced to begin with so I walked. Early this week I put in an offer on another house.....again, I did my research and thought I had come up with an acceptable offer. Looked at all of the comparables and recently sold homes in the neighborhood etc. The deadline for them to respond has come and gone and my realtor cannot get the other realtor to call her back (and they are in the same office!!!). Looks like its a dead deal too.

    I am NOT being unreasonable. I am pre approved, offering quick closing as my house closes in just a few days and am not asking for any closing costs paid by the sellers. I am not asking for anything out of the ordinary and I am willing to negotiate. I believe my realtor is conveying that as well!

    So back to the drawing board once again! This is just getting to be a farce!!!!

    I don't think this is that unusual... we bid on a bunch of houses and were declined. We were disappointed every single time... In the end, we're glad, we found a house we didn't think we'd ever be able to afford, but they were in a hurry to get out of it cause they had bought another house on condition theirs sold... it was the nicest and the newest house we looked at and in the end I really am grateful.

    I think so many sellers are upside down on their mortgages, and can't budge on price. Keep looking. It just means you haven't found the perfect house yet! Best of luck to you. When we first moved here, we saw over 40 houses. I couldn't believe some of them. It got kind of funny after a while. Good thing our realtor had a sense of humor. I had no idea they still made flocked red wallpaper! lol

    I understand how you feel. I moved from Texas to Pa to be closer to my family and am having the same problem. I bid on 5 houses and all were turned down and I did not offer much lower then asking price. The one's that I am looking at do need some work but I can not see spending 150,00 on a house that needs 60 to70,000 worth of work on top of asking price. I even had a realestate agent tell one on the owners of a house I bid on not to take my offer not because i bid 10,000 under asking price but because she did not like who I was pre-approved from. I did end up reporting her and she was fined because it is againt the law what she did. I did make up my mind I am going back to Texas and yes I have looked at houses and I got one right away, so I am back in Pa getting my things together and letting my family know it is not that I do not want to be close but finding a house is what did it. Hang in there, it will happen

    Thanks everyone. Its back to the drawing board. I finally heard back and apparently these people have "really good jobs and have enough money to hold on to the house for a year or so, so they are not going to budge on the price". They wanted that conveyed to me thru the realtor. LOL So bye bye. Why you would want to hold on to a house, pay taxes, have to worry about the utilities and upkeep is beyond me so whatever.

    Now I am looking at really fixer uppers. I need to find a place that is at least livable until I get enough money to start rehabbing it. I have friends who have offered to help me with the work and I have done a lot of work myself. There are not a lot of options in the area where I am moving to. UGH

    And I truly get that a lot of people are upside down on their mortgages! But if you really need to sell it, you need to be prepared to take a LOSS, like I had to do with my house. Buyers are not going to be paying top dollar for your house and the appraisal has to come in to where the bank is going to approve the loan as well. I know in my neighborhood a lot of deals fell thru because the appraisals came in lower than the negotiated price!!!!

    The biggest problem is that people falsely believe that the real estate market is going to bounce back in a year and the prices will be back through the roof then. I hate to tell them that isn't going to happen. If people would look at the value of their home before the housing boom and what the value is now they will realize that the price is where it would have been had there not been a housing boom. The exception is of course condo's especially in Florida as they were over priced before the boom and are now where they really should be.

    Dinosmom when you find the right home the offer will go through and it will be very easy - that is easy to say and hard to find but I have faith that you will find the perfect home for you.

    I went for the foreclosed homes. The banks utsually want to get them sold quickly, and will take less money. in 2006, I got a $140k house for $90k due to a foreclosure sale. They took our first offer, because they lost money everyday that place was empty.
    They even paid $5k of the closing costs!
    Try foreclosed homes, talk to your realtor, and ask to see a few of those.
    So hard, not to facepalm some people

    Zillow usually has he values of the homes so far off base it is not funny - especially in Central Florida. They will show a house that is for sale and list it at $ 169,000 when it is really 129,000. You would do better looking somewhere like realtor.com than zillow - but if you have a realtor they "should" be finding you houses to look at since that is what they get paid to do.

    We just bought our first house in December. I TOTALLY feel your pain!!! My mortgage guy and my Realtor told me (after we closed) that they had never had so many different things happen during a sale as they did with mine.

    I always thought that buying my first home would be exciting, but I really think that realtors should have a doctor on staff to prescribe valium just so the buyers survive the process.

    I ended up having a great seller, but every time we would think we were moving forward, something would happen.

    Didn't mean to hijack your post... but I definitely sympathize!!
