    I am about ready to scream-about selling my house

    I HAVE to sell my house. I have a job offer in another state waiting for me!!!!
    In Dec I had an offer but 2 wks before closing, the bank pulled the loan from the buyer due to his debt. 2 wks ago I got another offer. It was really insultingly LOW but I had to accept it (according to the realtor). Last week was the home inspection. I wasnt worried because the house was already inspected from the previous time and I made all of the repairs they asked for. Well this time the inspector said I have evidence of water in my basement. Yeah, there are minor cracks in the foundation (we are talking small, minute cracks) but I have NEVER had water in the basement-EVER! I have a ton of cardboard boxes, electrical equipment and gear, computers etc etc down there on the floor against the walls. If there was a drop of moisture down there I wouldnt put any thing down there. Recently we had a warm up and all of the 18" of snow we got from the blizzard melted very quickly. I didnt have a drop of water seeping thru. So I am at a loss as to what the inspector saw. My realtor-whom I am VERY upset with, is only worried about selling my house so she can get her commission and that is quite obvious. She told me that I HAVE to get the cracks repaired in order to sell the house. She told me that before too when the deal didnt got thru and I was left with a few hundred dollars worth of unnecessary repairs!!!!!! Today I have a company coming out for an estimate. I am super pissed and ready to just take the damn thing off the market and not move. Of course then I am out of a job, insurance etc etc!!!!!!

    Never, ever forget this....sometimes they can come off as "your best friend", etc. , but never forget that they are sales people and this is their job (income).
    Mrs Pepperpot is a lady who always copes with the tricky situations that she finds herself in....

    DO NOT make the repairs. Tell the buyers you are not making any repairs. You need to get another realtor as soon as possible.

    Tell you the truth I wouldn't fix it either. I would get an estimate on the repair & counter-offer to go 1/2 with the buyer.

    I cannot go with another realtor. It is standard practice here in the Chicago area now that the housing market is so bad that you have to sign a 1 yr contract with the realtor. If you decide to part ways before the contract is up (for ANY reason), that realtor is still entitled to the commission no matter who sells the house! I interviewed 8 realtors and every single on of them had contracts that stated that and I couldnt find any firm that didnt have that clause. Its to protect the realtors. Even my lawyer told me about this and that there is no way around it.

    She has done a TON of marketing on the house, paid to have a stager come in and I have had a TON of showings all with excellent feedback. She has done a ton of work and spent money but its her get it sold no matter what the cost thing that gets me. I know that they are all that way. I understand she wants to be reimbursed and make a living but its all at my expense.

    Wow...that really sucks about realtors in the Chicago area. At least you know she has worked hard to get the house sold...regardless of her motivation. I would flat out tell her that you are NOT repairing the cracks in the basement. I would even tell her that you are rethinking selling the house and moving since the entire experience has been so awful. Now...the reality is, of course, you still want to move...but let her think that you are having second thoughts. Maybe she will pay for the repairs herself...LOL!

    I'd get a second opinion. Inspectors are people, and can make mistakes.

    Have you ever considered renting out your house? It might buy you some time until the market bounces back some.

    Too bad with the contract thing. When/if your contract expires sign with a broker. They have the ability to make it less as do the realators. Realators work under a brokers license. So I'd go that route. The state of the market is such that you have many working out of their homes to save on expenses and split commissions. It may be worth looking into. Inspections are to protect both buyer and seller but you are not required to make repairs. Depending on the financing some repairs may have to be made in order to get FHA approval. My girlfriend just went thru this and it was paint the garage or loose the financing. She painted.

    If they are that small, just buy waterproof paint and paint the foundation. It may not be such a big deal (and costly) as you think. It's a buyer's market. Just get it sold.
