    It was a different inspector. Unfortunately he wrote that it was a "serious issue" and needs to be fixed by a licensed professional and it went to the lawyers and the bank so I have no choice but to fix it.

    All of the quotes were the same-$800. Unfortunately one crack is behind an electrical pipe that is connected to the water meter that will need to be moved, again has to be licensed or I would have my ex just do it. Luckily one of my neighbors is a licensed electrician and he is going to do it for $20 and dinner. LOL

    Why did the realitor say you had to accept the offer? I thought that was up to the seller to accept or not.

    I don't want to disagree with you, but I don't believe that is exactly true. We have sold two homes and in each case, the inspector pointed out EVERY SINGLE thing wrong with the house...even some minor things that had nothing to do with the basic construction of the house. Depending on the problem, we negotiated what was going to be repaired or what was not.

    Now, it is likely that if there were indeed structural issues that wouldn't be repairedby the seller, that the buyer couldn't get appropriate lending...but it doesn't mean that the house couldn't be sold. I do know that for government loans (e.g. Sallie Mae, FHA), that all prior modifications to the home have to be appropriately permitted and the home must pass inspection...but that isn't necessarily the case for all home purchases.

    Unfortunately the buyer is getting an FHA loan so yes, it has to be fixed in my case.

    And as for why I had to accept the offer in the first place is 1) I NEED to move to start my new job 2) its been on the market since Oct 3)the first offer in Dec fell due to the buyers financing 4)the market values are still going DOWN in my area thanks to short sales and foreclosures etc etc. I counter offered 3 times before I finally just gave in. My realtor really put the screws to me to get this done. She wants her commission and I need to get it sold so there you have it. I just am NOT happy about it at all!

    Another note: The appraisal was here today and the appraiser thought that my house must be a model house or that no one lived here because it was so clean and neat (my realtor did have a professional stager come thru when I put it on the market but she didnt make many changes). Then he saw my 3 LARGE dogs and couldnt believe that they lived here too. LOL Hopefully that will be in my favor. If the house doesnt appraise well then thats the deal breaker and I will have sunk yet even more money on this house to get it sold and not have it sold! I cannot take much more!

    dinosmom...I'm praying that the last details fall into place and you just get this house sold!!! I know it's been a dreadful experience, but I hope you new job and new life in a new locations just brings blessings to you!!!

    Where in the Chicago area are you. I am in the market for a place. I want to buy but I'll also consider a rent with option. I have not gone for pre-approval yet but hubby did this sort of thing so I already know what I can afford. PM me.
