Landlord/Tenant Issue
My father is so upset right now its not funny. Anyways, he's has a tenant that has lived in his trailer for 2 years now. Not too long ago, my father and her father, were at her home, and she mentioned that there was mold behind the toilet in the bathroom. Her father told her to "clean" it. My father just found out today from the owner of the trailer park, that she had called the health department, and reported it along with her having 2 mice in the home too. My father is supposed to receive a 5 page letter in the mail tomorrow, telling him that HE has to go in and clean her WHOLE home. I can understand the mold, but I guess its saying the whole trailer needs cleaned. She supposedly can't handle the smell of chemicals..We are trying to figure out just HOW she has been cleaning her house for the last 2 years if she cant handle chemicals??? If she had called and talked to my father before she called the health department, and asked him to come take care of the mold, even after her father told her to just clean it herself, my father would have been down there in a heartbeat to take care of it. Now if I was her, I would have figured out how to do it myself and cleaned it myself, not call the darn health department. My father has been very good to her, and she even has CHEAP rent. Why is it that Tenants have to be idiots, she's never had a problem before calling my father when there is a problem.

I'd be guessing that either the rent will quickly go up each month
or
she'll be finding a new place to live.
If she has breathing problems, why couldn't have her father have cleaned the mold around the toilet?
You are correct, that trailer prob has not be cleaned well in the 2 years she has lived there.
I cannot take bleach odors with my asthma, but there are other cleaners for mold. Oxyclean works great as does those Mr. Clean scrubbers.

Well let me tell you my experience with my landlord and telling me to "clean it" When I told him I had mold you need to use bleach and it can get deep into the walls and we repainted and kept cleaning it and telling him about it and when we moved out he was appaled about the mold and how quickly it spread.
I cant handle some chemicals to clean I cant use bleach I have asthma and I have to leave when the hubby is cleaning with it.

When she first mentioned the mold you father should have gone ahead at that time and checked it out. If it turned out to be "black" mold then he is responsible for cleaning it. Also, mold usually is a sign of a moisture problem and I would think being a landlord that he would want to be sure to have a handle on that problem. Moisture can cause more damage than just mold.

My father did look at it, I'll have to ask him if it was black. He did call her parents and talk to them about it, they knew nothing about it of course, with her calling the health dept. We are having a cleaner go in to take care of it, and she is being notified that she will have to leave the premises for a couple of days, or until the smell is gone. In my opinion, she's just lazy and is trying to make a 76 year old man come in and clean her mess up for her since she wants the whole trailer cleaned. Yes the rent will be going up, but have to give 3 months notice. I really cant wait to read this 5 page letter, there has to be more to her complaints then just the mold, and 2 mice. I will keep ya all posted on this. I don't think she has breathing problems, I guess she just cant stand the smell. I can't stand the smells either, but I still deal with it for the sake of my families health.

Doesn't mold take awile to actully appear? This woman has been there 2years. I assume the mold wasn't there when she got the trailer to rent. Now, this woman doesn't like using chemicals b/c of the smell. The mold probally got there from mositure. I think this woman didn't quite clean behind the toliet really good. Like using a dry towel or something to get the extra mositure dried up. I think it wrong of that woman to call the heath department. If she didn't neglet to cleanor wipe up mositure herself I don't think this mold would of been there.

Being a past landlord.. here is my two cents.
You said your father looked at it, But you don’t mention if he did anything about it. She stated what was wrong, her dad said clean it, your dad went and looked at it. But what exactly did your father do to fix the issue? By your own testimony nothing.. So where was she suppose to turn to next? Maybe she can tolerate normal cleaners but not the bleach you are to use or the mold cleaners. Its possible. I cant handle bleach on large amounts makes me dizzy and nauseous.
Point simple your dad is the landlord regardless of his age, his age matters nothing in this dealing. If he is not physically fit enough to handle the job then he hires people out to do it. Its just the way things work. I am sorry your dad has to deal with this but this is the cost of doing business.
As for the mice, they got in somehow. She should have reported it to him and he should have sent over some mouse traps. As for cleaning her whole place I am sure he could possibly fight that because if she did not report the mice then its not his responsibility to have to clean up after them. He will need to contact them, tell them he had the mold cleaned and an exterminator out for the mice and see where to go from there.

The mice would be her problem not the land lord - same as roaches. Unless it is a multifamily complex the renter is responsible for rodent/pest control. I am sure that a mouse trap could be set and it doesn't require chemicals it just requires her getting up and doing something about it. It sounds like she is really trying to break a lease and this is how she plans on breaking the lease.

She probably attracted the mice by never cleaning up her trailer. That seems ridiculous to cal; the health department instead of just speaking to your dad over that matter. It's good that he's raising her rent at least.

My question is why would she call the health dept if she was such a crappy house keeper ? That would be bad for her dont ya think ?

He would have done something about it, if the father hadn't had spoke up and said to clean it herself. I know my fathers age has nothing to do with it, but before she called the health department, she could have at least called my dad and discussed the issue without her father present, to try to work the problem out first. I could see if my father personally told her that he wasn't going to take care of it, then she would have the right to call, but that wasn't the case.
