My dad tried calling the person that went in and took the report, unfortunately he is "on vacation", I went in and did the measuring of the bathroom yesterday and talked to the tenant, I had asked her where the mice were coming in at, and she said where the pipes are under the kitchen sink, that is not my dad's reponsibility, since its not due to structural damage, but he's gonna take care of the problem anyways. I informed her that she is going have to "move out" for a few days, while all of this is going on, so her "health" is not at stake. I didnt feel any soft spots on the bathroom floor, when I was walking around measuring but that's going to get fixed too. Its a good thing that we have carpenters and cleaners in our family....lol, at least my dad will get a discount.

Just a thought, not sure of the answer but I just want to raise the question. If your landlord 'asks' you to leave while repairs are being done to your home, or your home is unhabitable for a period of time in a circumstance like this, must they pay for the 'accomodations' elsewhere? And/or refund part of the rent, since your home is not available to live in??
Mrs Pepperpot is a lady who always copes with the tricky situations that she finds herself in....

I would sure think so since most people dont have a couple hundred or more to just go "vacation" in a hotel room for a couple of days....

Do you not remember the window because it has been some time since you have been there or was it because she added the window since she moved in?
That could also make a difference as far as what your father is liable for....

Also, mold usually is a sign of a moisture problem and I would think being a landlord that he would want to be sure to have a handle on that problem. Moisture can cause more damage than just mold.
We had a plumbing issue that created damage in our tennants apt. We had it all fixed (or so we thought) and I asked the tennant every month if it was OK and he said yes. When he finally moved out the damage on the ceiling was AWFUL!! Black and gross! I asked him why he didn't tell me about it and his answer was that it just started! Yeah right!! We figure he didn't tell us b/c he was afraid his rent would go up.

If she's on section 8 and there is mold and mice there is going to be a problem. They have housing inspectors that go in at least once a year and do an inspection. Those things will have to be taken care of or housing won't pay their portion of the rent. If your father is not able to fix things because of his age or health he will need to hire someone that can. Also I believe he will have to pay for her to stay at a motel if she doesn't have any where else to go.

what patchouli said why didnt section 8 notice this when they last did their inspection? you would think they would notice this when they did inspection. and if the mice are getting in under the kitchen sink then I would assume there is cold air coming in from under the sink. unless they are crawling thru the pipes(which they can do). we have an occasional mouse in or basement and its CLEAN down there we of course set traps because of the diseases they carry. but as for the mold sometimes no matter what you do you can get rid of it. most likely the toilet is "sweating" and causing the mold. when you went into her house was her house clean? if not Id report it to the HD and section 8 explaining the condition.your dad should have to do repairs but if her being a slob had anything to do with the conditions then to me she should be held responsible.

Her home was cluttered in the living room when I was there, but really couldn't tell anything else, and I didn't trip over anything while walking through it, since she didnt turn on any lights, because her son was sleeping on the couch at the time. We are also lucky that she can stay at her parents, while the work is being done, else my dad would be responsible probably for putting her up in a motel, and it will only take a couple of days to fix the bathroom. Once I got to talking to her, she starting to nit pick about other things in the trailer, and it was really ridiculous things. Like the front door, there is a little bit of air coming in through the bottom, and I explained to her that that happens from the trailer expanding and de-expanding(i think thats the opposite?), and there is really no way around that except to put a blanket, or something down in front of it. I've always had that problem when I lived in trailers. No home is going to be draft free. She also said that she cant clean because she can't afford to buy any cleaning products. I really do hope my father can get her out of there eventually, he's been thinking about selling all his rentals just to get out from underneath it all. He really doesnt make any money off from them, after paying taxes, insurance, maintenance, lot rent.

I was wondering the same thing.
They say it takes a minute to find a special person, an hour to appreciate them, a day to love them, but then an entire life to forget them. Distance and time may separate us but friendship and memories won't.

Thank you very much Prunella, I have been trying to find some kind of site to help, and that looks like it will. Found out today, that the tub was cracked all the way down the middle of it, and also the metal ring, around the drain in the tub was gone, she never said a word about it, and I didn't notice it when I was there to measure, I wasn't really looking at the tub, I was just trying to see where the mold and she had junk food sitting out all over the place. My dad is taking his camera with him tomorrow, when they go back to fix the bathroom.
