my son just moved out of a rented house to buy him one, he gave the landlord the 30 days notice and landlord was there on the 1st to put up the rent, he told my son to pay for all month and he would give him the rest and the deposit back, now he calls and said no, he don't have to give either one back. he had a for rent sign up in the front yard now he has taken it down, what are my son's rights and how does he get his money back. and the house he bought, the foundation is falling in, before the guy that sold it could have it checked he had to go to jail for 2 yrs. he has got a 30 day contract on it but they don't want to do anything about that either.

Chicago has a tenant's bill of rights. YOu may want to see if your city/county has one.
If not, If it is a significant amount of money, call a lawyer or pop in to your local police department. They can point you in the right direction. DO you have a copy of the lease that he signed?

As long as your son hasn't signed on the dotted line to own that property he can get out of it, because it is NOT structurally safe. Even if it was for sale by owner there needs to be a Condition Report to the property. If it was sold "as is" he's screwed.
Don't waste your time with the police dept, they can't do a thing. Call a Relator or Legal Council.

The property he wants to buy is unsafe. He can cancel the contract and get his money back if there is a problem making the property invaluable. His relator should be able to get him through this. A contract is based on certain conditions. If it does not meet those conditions, the contract is void.
I agree with FreeBnutt, call your Relator and find out what you can do.

Your son should have a renter's contract...mine specifically says 60 days notice...then they have to come in and check the apartment before getting your deposit back to make sure there is nothing worse then wear and tear...there should be a landlord/tenant council in your area, check the phonebook....As for buying a house ANYONE buying a house should have it inspected..it's the best $200 you will ever spend...def call the realtor

Your son's offer on the house should be contingent on an inspection. I can't imagine a real estate agent not putting that contingency in there. That gives your son a way out and he should get his earnest money back if he paid any.
