Has anyone bought a Modular Home?

I am thinking about it but I don't know what all is involved in getting one

was it a big hassle?

how much would it cost?

what is extra? I think a well & septic tank would be but what else?

The well and septic system would depend on the agreement on the property you plan to put a modular on. Well and septic was extra for us.

Utilites such as natural gas, electric, telephone, and cable will be installed free by the appropriate companies if the distance from the property line to the house is within a certain range. Call your local utilities and ask what the installation distance is approved for.

Will the modular be on a permanent foundation? Will you bear the cost of that; or is that included with the property, or with the manufacturer?

The modular will be permanent foundation- I believe that will probably be extra too
