We pay 2400 on taxes. And 1200 on house insurance. They are escrow.

The lot with our house gets something called a Homestead Exemption, which helps with the taxes.. The second lot we get screwed on.. $3000 a year on the second lot and 15hundred on the house lot.. If we didn't qualify we would have to pay twice that
We have to hire a city surveyor to merge our 2 lots b/c half our sunroom is on the second lot... However that's an expense on itself
So either way we're getting skreeeewd

Wow I feel better. Some of you pay a whole lot in taxes. I guess we do have it good. We lived here for almost 10 years renting. Then the owner sold to us on land contract. No money down, no bank or mortgage, same payment as our rent. And we have only about 10 more years to pay. I wish we could have the taxes and insurance included. It would make it easier. But the deal we got is a great one.
We get the discount here for the homestead act. Saves us about $350.00/yr.

We have our escrowed also and ours just went up we pay the highest tax rate in the state of VT it just went up almost 300.00 we pay almost 3900.00 in taxes for 3/4 acres of land.

We get our tax bill in March for the whole year, but we can pay it in halfs. May 15th and Oct. 15th. I always send a check a couple of weeks before. We also have a property refund program just like a renters. It goes according to your income. I usually get a check the end of Sept. covering most of the second half or at least something.

Have you tried writing a letter to the Tax Appraiser's office on your own? I did this for one of my cousin's (he also has 2 adjoining lots, his house is on one & his garden on another). They approved it as being 1 lot, so he gets his homestead exemption on both. If you have your original survey from when you bought the house (& the paperwork from when you added the sunroom, if you didn't buy it that way), include it with your letter.

ours are due the same day every year......they also close at noon on the last day (and closed the day after)....they don't do cc, debit cards, or checks....and the ladies there are old and rude
Our taxes are much cheaper now cause several yrs back Arkansas passed some sort of law stating the 2nd home on the same land was tax free up to $300.....so we only pay taxes on our autos cause tax on a mobile home are cheap anyway lol

The house was built in 1928.. the sunroom was added in 1930..
We tried writing , calling and emailing the tax assessor, filed 3 appeals (in the 2 years we've owned this house) we HAVE to hire a surveyor, there is no other way around it..
What pisses me off that not ONE of the previous people who lived here had this done.. I am wondering if they all had that type of money to throw around on the taxes..
And yep, if we get the lots merged we will qualify for the exemption.. Hiring a surveyor is anywhere from 5hundred to a thousand bucks.. We just shelled out 3thousand on the chimneys and brick work.. so it has to wait.

We pay over $8000 in property taxes!!!!!!!!!!! We have to escrow because there would be no way we could come up with that amt when the taxes are due. STUPID Cook County! We also have the highest sales tax in the nation. Thanks ERKEL (aka Todd Stroger)!

Looks like us Illinois residents are feeling much tax pain. Funny, I don't see improvements in anything my tax money goes to. How 'bout you, dinomom?
